A:   We are Eric and Jackie. We are the owners of Premier Property Buyers. We are honest and dedicated real estate professionals.  Of course we also have a team that consists of an excellent Escrow and Title company to ensure a smooth transaction.

Q:  What do you do?
A:   We pay cash for houses in Southern California, in any condition, or situation. That is basically the gist of it.  We are the ideal alternative if you need to sell your house without wanting to deal with the hassles of traditional listings. Even if time is not much of an issue, but still would like to avoid the expenses and annoyances of listing your house for sale here in CA with an agent, we are the perfect option. Q:  How do you determine the price to offer on my house?
A: It all starts with a CMA ( Comparable Market Analysis). We will provide you an offer based on the comparable sales in your neighborhood.  We look at all the houses that have recently been sold within a 1 mile radius of your house, that are very similar (comparable) to your house, (same square footage, number of beds/baths etc. )neighborhood.  Additionally Eric is a certified licensed real estate appraiser with extensive knowledge in real estate valuation.

Of course, we look at the location of the house. Is it located in a quiet cul-de-sac or is it located on a busy street.  And what condition is your house currently in? Does it need $50,000 in repairs or just cleaning and painting? We pride ourselves in being transparent and honest so we will explain exactly how we came up with our offer. Q:  Are there any fees or commissions to work with you?
A:  No. You will not have to pay any type of fees or commission to us if we buy your house. We work hard to make the house selling process easier for the homeowner. We understand that having to sell a house can be a very stressful process. So we try to make it easier and smoother. For that reason, we pay the closing costs too. Working with us will not cost you any money out of pocket, as we will pay for everything.  That means you get to keep more of your own cash in your own pocket. Saving money is always a good feeling.

Q:  Who will pay the closing costs? Will it cost me any money?
A:   We will pay all closing costs associated with the transaction. We will pay for your escrow, title and transfer tax fees.  Working with us will not cost you any money out of pocket, as we will pay for everything. Unlike traditional real estate agents we don’t charge you for anything and there are no fees or commissions associated with the transaction.

Q:  How fast can you buy my house?
A:   We can buy your house as fast as 7 days or a date that works best for you. We can accommodate any timeline. Close in a week, 30 days, 60 days, or whenever you need.  If you need to stay after the house closes to help with the transition, we can make that work! We’ll make the process simple and painless so you can move on stress-free.

Q:  What about paperwork?
A:   The paperwork is minimal compared to selling your house using a realtor. The only required paperwork is the purchase agreement, Escrow and Title paperwork.  If you accept our offer, you will be required to sign and return a simple purchase agreement. Once we open Escrow, Escrow will provide you Escrow and Title documents for you to sign and return. After all the Escrow and Title paperwork has been signed & returned, you’ll receive your payment via your choice of wire-transfer or check on the closing date and that’s it!  It’s really that simple!

Q:  What happens next if we accept your offer?
A:   We will open Escrow immediately. Escrow will then provide you with Escrow and Title paperwork to complete.  Once all parties have all the necessary completed paperwork, we will wire the closing funds.  It only takes us one day to wire the closing funds to Escrow.  Once Escrow receives the closing funds, Title records the sale.  After Title records the sale, Escrow will wire your closing proceeds to your bank account or you can pick up your check at Escrow.  After you confirm the money is in your bank account, we meet you to get the keys.  Cash in your hands, property off your hands.  It’s really that simple!

Q:  What Escrow Company and Title Company do you use?

Q:  Do I need to clean before I move out?
A:  Nope. Don’t worry about anything. Take what you want and leave the rest for us. And we mean it. Trash, food in the fridge, clothes on the floor, mattresses, desks, furniture, whatever you don’t want. We want to make this as easy as possible for you.  Please take what you don’t want and let us deal with the rest.

Q:  How are you different from a real estate agent?
A:  Real estate agents are sales people who work on commission. That’s not a secret. So agents ask homeowners if they’ll hire them to find a buyer for their home.

However, we are that home buyer. We purchase houses directly from homeowners. We skip the entire “agent” process and jump immediately to the offer and closing on your property you have for sale in California. So an agent is not necessary because you have already found us! You have just saved yourself 6 percent commission. That’s thousands of dollars!
